Yes, we are both licensed and bonded to build statewide in Arizona on commercial and residential projects.


We carry both liability and workers' compensation insurance for all of our projects.


We do not have an in-house architect, however, we do recommend certain architects over others, but we would also be willing to work with your architect or designer of choice.


 

We are very thoughtful about the location, elevation, and climate of each build site that we work on, and how we address those depends to the specific location of that property.


We are very familiar with most of the local HOAs, as well as county and city zoning requirements, and planning and zoning rules.


Absolutely. We are well trained and versed in dealing with challenging and steep build locations


Generally, our allowances are spelled out and included in the base price of a project. Any deviations from the project, changes, change orders, or overages would be additional to the base price.


We have two standard formats. We have a two page short form contract for standard projects, and we have a five page standard contract for longer and larger projects and new home construction, as well as a third cost plus contract for projects that are better suited for this method.


This is a very hard question to answer. However, in new construction, most homes are a 10 to 12 month build window. This can be much longer with larger custom homes


 We work very hard to keep our clients updated during the build window. This is usually done through group chats, emails and phone calls.


We always offer the standard warranties required by law. However, the reality is that we are there for our clients long after the standard warranties end and have responded to phone calls many, many years later to be sure that their needs are met


 

Warranty claims that happen after the move in are handled based on client schedule and how we can best serve them. If it's an emergency, we are there immediately. If it is something that can be done at the client's convenience, we come when it is most convenient for them.


And Son Construction has been building custom homes and serving the room country for nearly 30 years.


We possess a Residential General Building License, a KB 1 General Building License, and a General Civil Engineering License. We also hold a Fencing License, along with multiple completed courses for various project products and affiliations with the Town of Payson and their Building Review Board.


There is no one like And Son Construction in the Rim Country, with our dedication to customer service and quality work being number one, as well as a system that we have worked diligently to build in order to keep our customers informed and their products in the forefront of the project.


The easiest way for us to build within your budget is for you to be completely honest with us about budgets and be very careful with the words "I want". We would love to maximize your budget and give you everything that you need. However, some concessions may be needed if we are to stay within your budget.


This can be a very long and detailed process, but the high points would be a selecting a designer or draftsman, working through that process, working through the engineering and grading and drainage processes, then pricing, and then scheduling. Sometimes from the first meeting to the very end of the process, where you move in, can be as long as 24 months or more, depending on which of these processes go along inside


The more complex the project, the more detail will be in the contract or proposal. In most cases, this is definitely different on a cost plus project, where we are working through the details as we go, but a new home construction, the standard five page contract with details right down to size of studs and insulation content of the home will be speculated out in your proposal and contract.


Most of our employees have been with us for five or more years. Our subcontractors, in some cases, have been with us for decades. As time goes on, we are very careful to add only the very best subcontractors and employees to our team.


Change orders will be handled through the office. Our office staff will email you change orders, and you can sign them digitally at your convenience, so that we may promptly move on with the project.


We have found the best way to handle day to day contact is through group messaging. Within the group message, all of the team members involved in your project, whether it be the front end superintendent or the follow up and finish superintendent or the office or the owner will be involved in the group chat, so that all of your day to day needs can be met quickly and efficiently.


 

The energy efficiency of the home has a lot to do with the technology we put into it. For the budgetary-minded, sometimes less energy efficiency is achieved when we are able to use the products that we prefer in our homes based on budget, we can create the most energy efficient homes in the market.


Budgets are the most important thing in any project. We do everything that we can on our part to encourage you to stay within your budget. This is done through pricing of specific items to ensure that allowances are met and not exceeded.


Our general liability policies are designed to protect you, the client, above all else.


We are happy to pull all building permits that are required for your project. We are also willing to allow you to pull the permits if that is something that you wish to do yourself.


Our homes do very well against the Arizona heat and sun. We do this by recommending the best sidings and roofing materials, as well as upgraded window packages and the best insulation packages for the interior of the home.


 

This is the most difficult of all questions. The cost of a custom home is based on the things that are in it and the products that are chosen for the home build, we see a wide variety of costs, ranging from $350 per livable square foot on up to well beyond $500 per livable square foot. These costs generally include everything from driveways to septic systems to garages, patios, decks, etc.


We encourage our clients to be as involved as they would like to be in the building process. We provide regular updates and consultations to ensure our clients are informed and satisfied with the progress of their project.


We welcome you and insist that you be involved in the design and selection process of your home. We do this in various ways throughout the design process and the pricing process of the home to ensure that this project is specifically tailored to your needs and your wants.


We have always serviced all of Northern Gila County, including Young, Payson, Pine, Strawberry, and the surrounding Rim Country communities. We go as far north as the Happy Jack area, and as far east as Forest Lakes.


Number one in the decking materials, we recommend treated joisting products. As far as deck surfaces, we recommend composite products from the leading manufacturers


Job site security and dust control are very important subjects that we take with the utmost seriousness. Each project and site requires a different prescriptive method, and we implement whatever is most practical and best for the individual site.


We handle these situations immediately by informing the client of possible solutions to the problems, dispatching change orders and moving forward with the project as quickly as possible.


We highly recommend an interior designer for most projects. We can recommend one to you, or you can bring one of your own. Either way, we think it will create the best project that we can do together.


There are many products to be used to protect from sun and water damage on the exterior of a home. We highly recommend upgraded products to seal the building envelope and high quality dry end products on the roof.


We do not offer financing. We do, however, accept credit card payments, and we have a list of financial institutions that we are happy to recommend to you if you do not have one of your own.


There are two ways to make changes during construction on a cost plus project. Changes can be made by simply addressing the group chat with the construction changes as we go in a bid or new home style project, all change orders would be required to be done in writing through the office.


We are well known for our high-end and quality facelift makeover and renovation projects. When remodeling, this includes entire gut and redo of interiors of homes and complete exterior refinishes. We also do kitchen remodels, as well as bathroom remodels


This depends on the magnitude and scale of the project. If we are remodeling the entire home, then yes, you would need to move out during the remodel process. However, if we are only doing parts of the home and leaving many parts untouched, then it may be possible for us to let you live there while we work.


Absolutely, in most cases we can match your home and make additions and remodels look like they grew there originally.


On many of the projects we do, there will be a draw schedule. If it's through a bank, it will be the bank's draw schedule. If it is a project between the client and us directly, it will be based on our draw schedule, as many as seven or so draws on one of these projects would be normal. On a cost plus project, you will be billed monthly or bi monthly.


There are many, many reasons to choose the rim country, the beautiful scenery, the close proximity to everything else in the state with our centralized location, our ability to have four seasons and the outstanding recreational abilities for our area.


We are very accustomed to working with HOA requirements. We encourage all of our clients to comply with all of HOA rules, and we are generally very well-versed in how to help them achieve that.


Our dedication to quality over quantity, creating the best, most well-rounded, and well-thought-out projects in the Rim country, and keeping our communities great is what our dedication and to service is about.


In many cases, we recommend a change in materials if they are delayed or unavailable. This will be a conversation to be had in construction between client and management to ensure the timeline is maintained


The floor plan previews would be done during the design process directly with the draftsman of your choice. 3D renderings can be added at any point during the project, once we have the elevations and floor plans completed


We actually recommend evaluating your lot before you buy, but if you've already purchased a lot, we are happy to help in the design process, ensuring that you build properly for the building envelope.


Absolutely, we will work with your lender, or we will recommend lenders who we've worked with in the past that are both good to our clients and good to us as well.


There are many factors that could delay projects, weather being one, scheduling conflicts, difficulty of of the site, and working conditions, as well as change orders, but we work very hard to try to keep projects on schedule, despite all of the moving parts.


Quality control is maintained on multiple levels.  Each team does its own quality control. Each team also has a project manager doing quality control as well as myself as the owner walking projects and doing a third level of quality control. This ensures that the project is as high and tight as industries can possibly provide you.
